Hi, I’m Victor Cornejo — Certified Residential Appraiser and Co-Owner of Appraisal
Brothers, a residential appraisal firm serving the Dallas-Fort Worth area. In addition to
completing inspections and writing reports, I also help oversee our operations, manage client
relationships, and ensure our team is always aligned with our standards for professionalism,
accuracy, and customer service.
Here’s a look at what a typical day looks like for me — both in the field and behind the scenes.
Morning Routine & Office Briefing
Most mornings begin with a short 15-minute drive to our Irving office. I grab a coffee, then settle
in by reviewing my Daily Brief — a report our admin team prepares with a breakdown of the
day’s inspections, property access notes, client instructions, and any homeowner-provided
remodels.
Before heading out, I check emails, respond to anything time-sensitive, and stay current with
industry news — both as an appraiser and a business owner. Keeping up with policy changes,
market trends, and tech developments helps me guide our firm’s direction and stay ahead in an
evolving industry.
I also use this time to check in with our staff, confirm that our systems are running smoothly, and
plan out follow-ups or calls with current and prospective clients. Today’s first stop was an
inspection in Granbury around 11 a.m., about an hour from our office.
During long drives, I’ll usually listen to podcasts or music — lately a mix of EDM and rock. I’ll
also take or return calls from clients, attorneys, or our admin team if something needs my input.
Time in the car often doubles as time to stay engaged with the business.
On-Site Property Inspection
The inspection took about an hour. Like most appraisal inspections, it included:
● Measuring the home and any detached structures
● Photographing the interior and exterior
● Interviewing the point of contact about recent updates or repairs
● Making notes on anything that may impact value — positive or negative
Whether we’re doing an appraisal for a refinance, divorce, tax appeal, or pre-listing, the
integrity of our valuation depends on attention to detail in the field. As a business owner, I take
pride in setting the tone for quality and professionalism — not just in my own work, but across
our entire team.

Lunch & Report Writing
After the inspection, I grabbed a quick lunch, then headed back to the office to dive into report
writing. This is where the analytical part of the job begins — analyzing market data, selecting
comparables, making appropriate adjustments, and developing a supported opinion of value.
While I worked on my reports, my brother (and business partner) was doing the same.
Meanwhile, our Director of Operations and admin team kept things moving: scheduling
inspections, handling inquiries, and prepping files for upcoming assignments.
One thing I’ve learned as a business owner is how important workflow and communication
are. Our goal is to make the appraisal process smooth and transparent for both clients and
homeowners — and that requires a strong back-office system and clear expectations across the
board.
Evening Run Club
After hours, I shifted from appraiser mode to running shoes. Once a week, I meet up with my
brother and Lyla (our Director of Operations) for a local run club in Dallas. We ran three miles,
then grabbed smoothies afterward.
Running helps clear my head and adds balance to the grind of running a business — especially
in a field that requires precision and constant focus. It’s also a good chance for our team to reset
and connect outside the office.

are ever exactly alike, and that’s part of what I enjoy most — the mix of field work,
problem-solving, and relationship-building.
