What Is UAD 3.6?
The Uniform Appraisal Dataset is the standardized dataset used to communicate residential appraisal information electronically through the Uniform Collateral Data Portal.
UAD 3.6 aligns appraisal reporting with MISMO Reference Model 3.6 and introduces a more data-driven, dynamic reporting structure. Under the redesigned Uniform Residential Appraisal Report, the property and assignment characteristics determine the applicable report content instead of relying exclusively on a fixed legacy form number.
The redesign provides more standardized fields for reporting property characteristics, market information, assignment details, and appraisal conclusions.
